UBuyNSell.com ("we", "us", "our") operates the property portal at ubuynsell.com. This Privacy Policy explains what information we collect from landlords, channel partners, and visitors, how we use it, and the choices you have. By using the site you agree to this policy.

1. Information we collect

• Account details — name, email, phone number, and role (landlord or channel partner) that you provide at signup.
• Listing details — property title, description, address, price, photos, and contact details you publish.
• Subscription & payment metadata — plan, amount, status, and Razorpay order / payment IDs. Card and bank details are handled directly by Razorpay; we do not store them.
• Usage data — pages viewed, device, browser, IP, and similar diagnostics collected via standard server logs and cookies.

2. How we use your information

• To create your account and let you post, browse, and manage property listings.
• To process subscription payments through Razorpay and issue receipts.
• To share listing contact details with other subscribed users who view your property.
• To send transactional emails (verification, subscription, listing updates).
• To prevent fraud, enforce our terms, and comply with Indian law.

3. Sharing

We share personal data only with:

• Razorpay — for payment processing.
• Subscribed users — your listing contact name and phone are visible to other paying users so buyers/tenants can reach you.
• Service providers — hosting and analytics vendors under confidentiality obligations.
• Authorities — when required by valid legal process.

We do not sell your personal information.

4. Data retention

We retain account and listing data while your account is active and for a reasonable period afterwards to meet tax, accounting, and legal obligations. You can request deletion at any time (see below).

5. Security

We use industry-standard measures — encrypted transport (HTTPS), row-level access control on the database, and least-privilege server credentials — to protect your data. No system is perfectly secure, so please use a strong password and keep it private.

6. Your rights

You can:

• Access and update your profile from your dashboard.
• Deactivate or delete your listings at any time.
• Request account deletion by emailing us at the address below.

7. Cookies

We use essential cookies to keep you signed in and remember preferences, and privacy-respecting analytics to understand aggregate usage. You can clear cookies from your browser at any time.

8. Children

The portal is not intended for users under 18. We do not knowingly collect data from minors.

9. Changes

We may update this policy from time to time. Material changes will be highlighted on this page with a revised "Last updated" date.

10. Fees, charges and payment terms

By posting or transacting through UBuyNSell.com, you agree to the following fee structure:

• Buy / Sell property: A service fee of 1% of the total transaction value is payable by the seller / landlord (as applicable) on the day of property registration. The fee must be cleared before or at the time of registration.
• Rental / Lease property: Once the tenant occupies the rental / leased property, a handling charge equivalent to one month’s rent is payable immediately by the landlord / lister. Payment may be made via the payment link, UPI scanner or bank account details shared by us.
• Subscription plans: Landlords, channel partners and property seekers must purchase the applicable subscription plan to post listings, unlock contact details or use premium features. Plan fees are non-refundable except where required by law.
• Other services: Charges for Partners Club, House Plan requests, Deal Tracker access, maintenance services and requirement postings are displayed at the point of purchase and are payable before the service is rendered.

All fees are quoted in Indian Rupees (₹) and are inclusive of applicable taxes unless stated otherwise.

11. Payments

We accept payments through Razorpay and UPI apps. You are responsible for providing accurate payment details. Failed or disputed payments may result in suspension of listings or account features until the matter is resolved.

12. Refunds and cancellations

• Subscription fees are generally non-refundable once the subscription period has started.
• One-time service charges (e.g., Partners Club, House Plan, maintenance bookings) are non-refundable after the service has been initiated or delivered.
• Autopay subscriptions can be cancelled from your dashboard at any time; cancellation takes effect at the end of the current billing cycle.
• If you believe a charge was made in error, contact us within 7 days at support@ubuynsell.com.

13. Listings and conduct

You must provide accurate property and contact information. We reserve the right to review, approve, reject, edit or remove any listing that violates our policies or appears fraudulent. Users must not post duplicate, misleading or prohibited content.

14. Limitation of liability

UBuyNSell.com is a listing and introduction platform. We do not guarantee the completion of any property transaction, the accuracy of user-provided information, or the suitability of any property or service. To the maximum extent permitted by law, our liability is limited to the amount paid by you for the specific service in dispute.

15. Governing law and disputes

These terms are governed by the laws of India. Any dispute shall first be attempted to be resolved amicably; if unresolved, the courts of Bengaluru, Karnataka shall have exclusive jurisdiction.
